Other buildings treat these as upgrades or amenities. Vasari treats them as standard. The pillars below appear in every residence, every corridor, and every public room. They cost more to install once than to retrofit later — so we install them once.
Every fixture is tunable across 2700K — 5000K and dims under 1%. The building's lighting schedule follows the sun: warm at dawn, neutral midday, amber by dusk. Cortisol up in the morning, melatonin up at night.
MERV-13 filtration with an activated-carbon VOC stage at every ERV. Triple-stage water filtration to the unit (sediment, carbon, KDF) and dedicated shower-head filters. We publish particulate readings monthly.
Low- and zero-VOC paint and adhesives throughout. Solid white oak casework. Wool carpets, mineral-pigment plasters, brass and stone where they're warranted. No formaldehyde-emitting composites, anywhere.
Resilient-channel demising walls, double-glazed thermal-acoustic windows, 6-inch acoustic underlayments under every floor. We target STC 60 wall-to-wall. The result is library-quiet, even on Market Street.
Beyond the health club and the four pillars, the building carries a small set of standard amenities. Standard because they ought to be — every habitat needs a place to leave a package, a bike, a car.
48 covered stalls below grade, including EV charging. Reserved for residents and short-term guests of the health club.
Heated, secure storage for 60 bikes. A wash station, a tool wall, a basic stand-up tune-up bench.
Refrigerated lockers for grocery deliveries. A separate clean room for everyday parcels. Concierge accepts on your behalf.
Not a hotel lobby — a living room. A working fireplace, a small library, a long table. The first thing the building offers its residents.
One app for lighting scenes, climate, intercom, door, package and tour requests. Local-first; data never leaves the building unless you ask it to.

Yes, on a small membership beyond the building — sized to keep the health club feeling like a club. Residents have priority on every reservation, and the membership cap is set so the train floor never runs above its ideal occupancy.
A model unit and the health club's finishes are available to walk through starting September 2026 — by appointment, in our leasing office at 327 E Market. The full building opens for tours in spring 2027.
A luxury apartment with a gym is an apartment with a gym. Vasari is a wellness destination that happens to have residences. The club is sized and programmed independently of the building — and the four pillars of Wellness-Optimized Living are standard in every home, not amenities you opt into. The order matters.

Dogs and cats, yes — within reason. The Train and Heated Studio floors are pet-free; the lobby and rooftop are not. We'll send the pet policy with your application.
