§ 01 — The Stack

Six floors,
one argument.

Each floor exists because the next floor needs it. The parking deck so cars never enter the lobby. The club at grade so residents share its threshold with neighbors. Four residential floors above, oriented to the light. A rooftop because every habitat deserves a sky room.

§ 03 — Wellness-Optimized Living

Four conditions,
in every home.

Other buildings treat these as upgrades or amenities. Vasari treats them as standard. The pillars below appear in every residence, every corridor, and every public room. They cost more to install once than to retrofit later — so we install them once.

Circadian Lighting

Every fixture is tunable across 2700K — 5000K and dims under 1%. The building's lighting schedule follows the sun: warm at dawn, neutral midday, amber by dusk. Cortisol up in the morning, melatonin up at night.

Filtered Air & Water

MERV-13 filtration with an activated-carbon VOC stage at every ERV. Triple-stage water filtration to the unit (sediment, carbon, KDF) and dedicated shower-head filters. We publish particulate readings monthly.

Natural & Non-Toxic

Low- and zero-VOC paint and adhesives throughout. Solid white oak casework. Wool carpets, mineral-pigment plasters, brass and stone where they're warranted. No formaldehyde-emitting composites, anywhere.

Sound-Dampening

Resilient-channel demising walls, double-glazed thermal-acoustic windows, 6-inch acoustic underlayments under every floor. We target STC 60 wall-to-wall. The result is library-quiet, even on Market Street.

§ 04 — Amenities

What the building
also has.

Beyond the health club and the four pillars, the building carries a small set of standard amenities. Standard because they ought to be — every habitat needs a place to leave a package, a bike, a car.

Is the health club open to non-residents?

Yes, on a small membership beyond the building — sized to keep the health club feeling like a club. Residents have priority on every reservation, and the membership cap is set so the train floor never runs above its ideal occupancy.

When can I tour the building?

A model unit and the health club's finishes are available to walk through starting September 2026 — by appointment, in our leasing office at 327 E Market. The full building opens for tours in spring 2027.

How is Vasari different from a luxury apartment with a gym?

A luxury apartment with a gym is an apartment with a gym. Vasari is a wellness destination that happens to have residences. The club is sized and programmed independently of the building — and the four pillars of Wellness-Optimized Living are standard in every home, not amenities you opt into. The order matters.

What does the application look like?

A short form, a longer conversation, references. We're choosing the building's first community deliberately. Most applications hear back within a week.

Are floor plans available?

Yes — inline on each residence page, not as PDF downloads. We update them as the building evolves so what you see is always the build, not the marketing.

Are pets welcome?

Dogs and cats, yes — within reason. The Train and Heated Studio floors are pet-free; the lobby and rooftop are not. We'll send the pet policy with your application.

§ 07 — Apply

The building is coming.
The community starts now.

Applications open. First homes are spoken for by the end of 2026, with a key in your hand August 2027. We're choosing the first community the way we'd choose any small thing built to last.
